Can buyers tour model homes or visit homes under construction?
Yes, we have fully furnished model homes available for daily tours. Buyers can also walk through their home during designated construction milestones, accompanied by a team member for safety and guidance.
Do you offer any buyer incentives?
Yes, we offer promotions that include closing cost assistance or design center credits especially when using our preferred lender. These offers vary, so it’s best to ask your sales consultant for current promotions.
How hands-on do I need to be during the process?
We make the process as easy as possible. Just bring your client in and we will assist you and the client fully throughout the entire home buying and selection process.
How do you coordinate with the buyer’s lender and appraiser?
We work closely with your lender and appraiser to ensure timely documentation and access. Using our preferred lender can also streamline the process significantly.
How energy efficient are your homes?
We build some of the most energy efficient homes around and we back that up with real numbers. Our homes are rated using the HERS® Index, the nationally recognized system for measuring a home’s energy performance.
Can buyers personalize their homes?
Buyers can personalize their homes with a wide range of design selections at our design center, Colen Built Design Studio, including cabinetry, countertops, flooring, paint, lighting, and structural options like extended lanais or flex spaces—depending on the floor plan.
How does the co-broke commission work?
We welcome Realtor partnerships and offer a competitive co-broke commission, which is paid at closing. Please register your client with us at their first visit to ensure you’re protected.
